Terms & Conditions

Full Terms & Conditions are readily available upon request, and we will ensure that these important documents are promptly emailed to you for any Full Property Bookings that you make with us.

General

Applies to all reservations

All Rates are inclusive of GST 15% and are in New Zealand Dollars.

Conduct

For the safety of guests and staff, Appleby House and Rabbit Island Huts reserves the right to refuse to serve guests, due to intoxication.

In circumstances where staff judge the level of intoxication to be such that it may be unsafe for the individual concerned to stay or for staff or other guests to be around that

We reserve the right to cancel bookings at any time if behaviour is deemed to be unacceptable and no refunds will be issued. Guests will be asked to leave and under management decision may result in ban from the property.

All criminal behaviour will be reported to the relevant authorities.  

Damage

Where property damage or loss is sustained by Appleby House and Rabbit Island Huts, costs will be recovered.

Parking

Designated areas are allocated for parking and are sign posted. Parking is not allowed on the Main Lawn or behind the Lounge.

Speed

All roadways are shared access, and speed is limited to walking pace.

Health & Safety

Guests on our grounds are required to comply with all duties and obligations under the health and safety at work act 2015.  Please notify our team as soon as possible of any risks or hazards.

Emergencies:

Please notify us as soon as possible in the event of an emergency.  You will be instructed to meet at our Assembly Point. Fire Extinguishers and Blankets are located in both kitchens.

First Aid:

For serious medical events, Please dial 111 immediately, followed by calling for management assistance where possible.

For non-urgent issues, the Healthline phone number 0800 611 116, or after-hours medical advice line is 03 528 8866. 

Power/Water:

Please be aware that our water supply relies on a pump, so if there's a power outage, we could lose water. If that happens, please let us know right away, and we'll get our backup power set up to ensure everything is flowing smoothly again.

Fire Pits:

To enhance your experience, our cozy fire pits and outdoor fireplaces are available for your enjoyment. Please remember to observe all local fire restrictions, enjoy the warmth responsibly, and never leave your fire unattended. Make sure to extinguish any embers completely before retiring for the night.

Force Majeure:

Appleby House and Rabbit Island Huts shall not be held liable for any delays or failure to fulfill its obligations due to events beyond its reasonable control. This includes, but is not limited to, natural disasters such as floods, storms, and earthquakes, as well as fires, explosions, warfare, strikes, or any other unforeseen circumstances.

The Rural Charm

The Surrounding Areas:

Nestled within this picturesque setting, you’ll find a charming surrounding farm, alive with the gentle bustle of rural life. Be prepared to catch glimpses of the farmer tending to the land at the break of dawn or to hear the cheerful greetings of animals that share this beautiful landscape.

Bird Friendly Habitats:

We have enthusiastically created bird-friendly habitats on the property, leading to a wonderful array of native birds visiting us. Additionally, we have ponds that further encourage bird life. These are fenced, but we kindly ask that you keep an eye on children near them. Please note that leaving the lights on may attract some insects; while this usually isn’t a concern, having the doors open could bring in a few moths.

WiFi:

Stay connected with our complimentary unlimited WiFi. While our tranquil rural setting offers a slower pace than the bustling city, it also provides a unique opportunity to unwind and savor the beauty around you without distractions.

Housekeeping:

Our communal kitchen provides a wonderful space to relax and unwind. Please remember that storing food in this shared area is done at your own risk. We kindly request that you clearly label all your items with your name and departure date.

Additionally, any belongings left at Appleby House and Rabbit Island Huts upon departure will be stored for four weeks. After this period, Appleby House and Rabbit Island Huts may dispose of the items at the owner's expense.

Pet policy

Pets are welcome, only with prior arrangement, within selected accommodation, provided:

  • they are always kept under control

  • they do not disturb other guests

  • owners pick up any droppings and dispose in the rubbish

  • If a pet is found in a unit without prior arrangement, we reserve the right to charge a cleaning fee of $150 on departure.

Terms & Conditions

Payment of deposit or bond is deemed as acceptance of these Terms and Conditions - including acceptance of the Terms and Conditions for Casual Reservations or Full Property Hire, as below.

Casual Reservations

Over night / individual / tourist

Check-in/out

Check-in is available from 3pm.

Check-out is available until 10am. Late check out may be available - guests can request this during their stay.

Payment

Deposit of 1 night is due at time of booking and balance is to be paid 7 days prior to arrival.

We accept Visa, Mastercard, Cash or Bank Transfer.

2.5% Credit Card Fee applies to all card payments.

Booking Alterations

Date changes or cancellations, to your reservation are possible up to 7 days prior to arrival and are subject to availability. Depending on room type availability and intended travel season, differences in room rate or room type may apply as at the date of rebooking.

Bookings cancelled 7 days prior to arrival will be charged a $20.00 admin fee, bookings cancelled within 7 days of arrival will be charged the full booking amount, including Credit Card Fees.

Full Property Hire

Weddings / Retreats / Gatherings

Check-in/out

Our various packages provide different duration’s for your stay, so we kindly encourage you to check with us for further details and options.

Payment

The full balance for your booking is due 28 days prior to the start of your hire period, ensuring a smooth and hassle-free process for your stay.

Bond

A $1500 Property Bond is needed for all full property bookings. It will be refunded after you leave if the property is undamaged.

Booking Alterations

Cancellations made within 12 months will forfeit the full deposit. If cancelled after 12 months, a $200 fee will apply, and the rest of the deposit will be refunded.
