TERMS AND CONDITIONS
Dear Guests
Thank you for staying it is very much appreciated. It is interesting times and not so easy being in the hospitality industry so thank you to all of you that choose to stay with us.

You will get the best online nightly rates.
PAYMENT:
When you book it will depend on what booking engine you use how payment is made. Some booking engines require that you pay on booking others are pay on arrival. If you have not prepaid when booking we will charge the card you paid with within one week of your stay. It is standard practice that the website you booked on will take your credit card details - I will charge this credit card within a week of your stay unless you let me know you would like to pay via another method e.g. cash or bank deposit. Note: we do on charge the 2.5% credit card transaction fee the banks charge us for credit cards.
Group Bookings - we will take a deposit/bond to confirm your booking, full payment is to be made prior one month prior to your stay - note cancellation policy is can cancel up to one month prior without penalties.
Payment options are: by credit card on arrival, bank deposit or cash please ensure you are ready to pay on the day of arrival, or have prepaid.
All prices are inclusive of GST. Prices are subject to change without notice.
A deposit will be required for special events and weddings, or for longer stays, please see details below under cancellations.

Occupants
No functions or parties unless agreed prior to the booking
If you have a pet, please email and ask if appropriate for the pet to join you
We are a non smoking property - we know if you have guests that you cannot control everyone, but our preference is for a non smoking property, if you do smoke please be very aware of other guests who may have chosen to stay with us because we are a non smoking property. We would like people to respect this policy
CANCELLATIONS:
Single bookings/Small groups
Can cancel free of charge 14 days prior to arrival. Between 7-14 days bookings can be held for a future date at our discretion. Guests will be charged the total price if they cancel within 7 days before arrival.
Large Groups
Weddings - we will take a bond/deposit on confirmation of your booking. You can cancel up to twelve months prior to the wedding date to get a part refund - note we do retain a $200.00 admin fee for all cancellations.
If within 12 months you will lose your full deposit
If outside the 12 months you will be charged the admin fee of $200.00 only and the remainder of the deposit/bond will be paid back to you.
No charge for postponing once, your deposit/bond moves with your dates. If you change dates and then cancel, then you will lose your deposit.
We have kept the deposit low for this reason, if you do lose your deposit the deposit paid only equates the amount of time invested by us to date.
If you cancel within the twelve months we do not return your bond or deposit.
Retreats/Corporate - we will take a bond/deposit on confirmation of your booking. If you cancel within three months of the booking date we will not return your bond/deposit fee.
Bonds/Deposits will be returned to you one week after the day of your wedding/retreat.
Soiling or damage policy
Please note that any damage/loss caused to the property or furnishings during your stay could result in costs of repair (and any insurance excess) being charged directly either fully or partly, to you the registered guest.

Rural Property
We are a rural property situated in the middle of farming land, there are normal farming practices going on around us which may include the farmer rounding up his sheep at 7 am in the morning, or the sound of hay harvesters or irrigators in a paddock nearby working. 99% of the time all you can hear is the sound of the birds wings as they fly past but occasionally the peace is broken by the fact that we live in the country.
We have planted and continue to plant to encourage bird life on the property, we have a great mix of native birds now visiting.
Being rural also means if you leave the lights on at night and windows open you may get insects, just something to be aware of, we do not have any issues with insects but you may be visited by moths etc if you do leave lights and windows open at night.
There are ponds on the property to encourage bird life, although they are fenced please be aware of them if you have children.
Power - all of our water runs off a pump so if for any reason we lose electricity that means we also lose our water supply e.g. toilets will not flush etc. Just something to be aware of.
We have the most beautiful water from a under ground aquifer - you can drink our water straight from the tap.
